Terms and Conditions (T&Cs)

for the rental of holiday apartments of VM Immobilien GmbH, brand name Stadtlandnest

1. Scope
These Terms and Conditions apply to all contracts for the rental of holiday apartments between VM Immobilien GmbH (“Landlord”) and the guests (“Tenant”).
Deviating terms of the tenant are invalid unless expressly confirmed in writing by the landlord.

2. Services
The landlord provides apartments in Vorarlberg (Austria) and one apartment in Opatija (Croatia).

Included: Apartment use, parking, bed linen.
Additional service: Cleaning is charged separately.

3. Booking & Contract conclusion
Bookings can be made via the landlord’s website and via external platforms (Airbnb, Booking.com, Vrbo).
The contract is concluded only through a booking confirmation by the landlord.
Minimum age for booking: 18 years.

4. Prices & Payment
Prices shown at booking apply.
Payment via bank transfer, cash, credit card, PayPal, or via the booking platform is possible.
A deposit of 30% of the rental price is due after booking confirmation. The remaining amount is due upon arrival, unless different conditions apply via the booking platform.

5. Cancellation & Withdrawal

• Vorarlberg (Austria): Free cancellation up to 7 days before arrival. Afterwards or in case of no-show, 100% of the rental price is charged.
  
  
• Opatija (Croatia): Free cancellation up to 21 days before arrival. Afterwards or in case of no-show, 100% of the rental price is charged.
  Platform-specific conditions (Airbnb, Booking.com) take precedence over the above.
  
  

6. High season & low season
High season: June 15 – September 15
Low season: remaining time of the year
Prices and cancellation conditions may vary and are displayed at booking.

7. Use & House rules
Tenants agree to treat the apartment and furnishings with care.
Rules:

• No smoking in apartments
  
  
• No parties or events
  
  
• Quiet hours: 22:00–07:00
  
  
• No pets
  Violations may lead to immediate termination of the rental without refund.
  
  

8. Liability
The landlord is liable only for damages caused by gross negligence or intent.
Liability for tenant’s personal items is excluded as far as legally permissible.
The tenant is liable for damages caused by themselves or co-travelers.

9. Deposit
The landlord may request a deposit as security for damages or unpaid amounts. The deposit will be returned promptly after proper return of the apartment.

10. Data protection
Personal data is processed according to our Privacy Policy and Cookie Policy, available on our website.

11. Applicable law & Jurisdiction
Contracts are subject to Austrian law.
Jurisdiction: competent court at the company’s registered office (usually Landesgericht Feldkirch for VM Immobilien GmbH).

12. Final provisions
If individual provisions are invalid, the remaining provisions remain effective. The statutory provision replaces the invalid term.
